GREEN Tips for Around the House - Garbage Disposal Odor

I am listing a vacant home in Wake Forest NC that is absolutely adorable! Great floorplan, perfect location and gorgeous curb appeal!
The inside had fresh paint, new carpet and new vinyl in the baths.

There is only one teeny tiny problem with the home. There was a terrible smell emanating from the garbage disposal! Eewww.....

I had tried just about everything I could think of and the sellers had as well. Then, I came across this little recipe and gave it a try:

1/2 cup - 1 cup baking soda
6 vinegar ice cubes
cold tap water

Freeze some white vinegar in an old ice cube tray.
Throw a handful of baking soda into disposal
toss in 3 or more vinegar ice cubes
run the garbage disposal
keep adding vinegar ice cubes (as much as disposal can handle)
after all cubes are ground up run the disposal with cold water for about 2 mins.

I PROMISE you that this will work if you have those lingering smells in a garbage disposal. The great part is that not only will it get rid of residue on the blades and clear up the smell it will sharpen the blades, too!

Who's On Your Home Buying Team?

Buying a home can be a trying time for anyone whether you are a first time buyer or a seasoned homeowner. However, with a Team and a Plan you can successfully and with the least amount of stress find that perfect home in no time! There are just a few simple pre-home search tips and tricks and I am happy to share them with you!

You Need A Team! Yes, a TEAM to help you purchase your new home. Who does your Team consist of?

YOUR AGENT! And by YOUR agent I mean a Buyer's Agent. A Buyer's Agent will be an incredible asset and advocate and most times can offer "inside scoop" information on many of the areas local developments, etc
Your Lender - You need to choose a financial lender that YOU are comfortable with. Each bank is different so it is important that you ask questions of several lenders before deciding which one is right for you.
Your Attorney* - Your agent will be able to recommend several attorneys for you and you should speak with several before making a decision on which one will represent you in this most important transaction. *North Carolina is a Closing Attorney state. Our closings are NOT handled by Escrow or Title Companies. While this post is addressed to everyone I can only speak from a North Carolina perspective - things may be different in your state.
Your Inspector - Your home inspector is a CRUCIAL member of your team! While Home Inspections are optional it is best to spend that few hundred dollars to catch any defects in a home that could cost thousands of dollars if gone un-noticed. Ask your agent to recommend a few home inspectors - it is SO worth it!

Now that you have your team assembled it is time to get your PLAN together! Once you have found your Buyer's Agent you can get down to business and here are a few steps to get you going in the right direction!

Price Range - This is where your Lender comes into play! A lender will be able to get an in-depth view of your financial picture and help you to discover what you can reasonably afford. It is imperative that you speak with a lender PRIOR to previewing homes so as NOT to spend valuable time going in the wrong direction.
Make a List of Wants and Needs - Sit down and make a list of Wants - those things that you think would be nice to have in your new home. You don't NEED them but you would LIKE them. Then make a list of your Needs - those are your absolute musts such as 3 bedrooms, 1st Floor Master, etc.
Research your Local Real Estate Market - Have your Buyer's agent provide you with local listings, market reports, local community information and more. This is the best way to get familiar with a particular area and narrow down your desired areas/

Just a few simple steps in planning and preparation is all that is needed to get you heading down the right path to your new home! With your pre-approval from your lender, a little market knowledge from your Buyer's Agent, and your list of wants and needs you are ready to find that home and make an offer!

Earnest Money - What Is It and How Much is Required?

Earnest Money - EMD - Deposit - whichever term is used in your locale it is extremely important to know what it is, what it is used for and what the appropriate amount is. I will use real life to demonstrate the importance of educating other professionals, buyers and sellers the necessity Earnest Money.

I had a buyer couple from out of state. They were the nicest, most hard-working, upstanding people that you would ever want to be around. They placed their property for sale in the "other" state with Agent X so that they could start the preparations for the move to North Carolina. It didn't take long. Agent X received an offer from Agent Y that was representing the buyer. The initial offer came in with $0.00 Earnest Money. Let me put that a few other ways for you to understand. ZERO - $o.oo- zip, zilch, nada.

I was not privy to any of the negotiations with their "other" property as things happened literally within hours. Their agent, Agent X, countered with earnest money of $300.00. Again, for emphasis, THREE HUNDRED DOLLARS! I did not know any of this. When I would ask my buyer any questions they said that their agent was handling things beautifully. Okay.....

We find THE house in the Wake Forest area. I mean THE house! Their property is under contract so all is contingent. Before writing our offer I informed my buyer that I needed a copy of their Offer To Purchase for the property in the other state. I wanted to be sure that the contract looked good and, of course, had to have it when we submitted our offer.

Agent X obliged and emailed me the contract. I was FLOORED when I reviewed it. I immediately called my buyers (Agent X's sellers) and asked if they understood what the earnest money was for, what did they know about the buyer, were they pre-qualified or pre-approved, etc. I then explained that if the deal feel apart and provided the stars aligned perfectly that they would only be entitled to $300.00. Again, I was informed, no worries - "Our agent is great and this is solid."

Once my buyers had reviewed the information that I gave them by way of comps, etc they were prepared to make their offer. When it came to Earnest Money they were floored. I explained to them that customary for our area is 1% - 3% of the purchase price. They couldn't understand why. I explained to them what earnest money is for. It can be viewed as "good faith". It can convey a level of seriousness. By putting up a larger amount of earnest money it shows the seller that you are serious about buying their house. It also indicates that you have taken the steps necessary to be pre-approved since you (as the buyer) may lose that money should the deal fall through. It is a level of commitment to the process. It is an indicator of your intentions.

Once it was explained my buyers understood completely and were now kicking themselves for not asking for much more in their transaction with Agent X and Agent Y.

Moving forward, all seemed to be going along quite well with one exception. There was minimal communication between myself and Agent X. Not due to a lack on my part. I emailed, I called and I even sent up smoke signals - nothing in return.

First closing date approaches. My buyers lender says it's a "go" for closing. FINALLY I hear from Agent X and I am told that there were a few hiccups. Okay - we've all dealt with those - they happen. We pushed the closing out a little further. Two days prior I find that they are no longer hiccups but belches. It would seem that the buyer in the other state had decided it would be okay to buy major purchases and write some not so worthy checks prior to closing. Yikes! The deal was pushed to a Mortgage Broker that claimed "I can get any loan through." Well, guess what?

DENIED! By TWO LENDERS and a Mortgage Broker!

My buyers deal flopped. For all of my buyers troubles they "might" get $300.00. That's it! They now CAN'T move to NC and the husband will have to call Monday to decline the position he was offered here. Not only can they not buy the house but their life has been dramatically altered. Will my buyers lose their $1500.00? Technically, they should. However, the other agent here and myself have been in very close contact and they have been a dream to work with. There may be a chance that it will be returned to my buyers.

So, to whomever is reading this, whether buyer, seller or fellow agent - PLEASE be sure you understand every piece of an Offer To Purchase and the consequences should a deal not go through. Don't let any agent rush you through a contract - take all the time you need to really understand it!

As for me and my buyers? We'll figure something out - that's what I am here for. I have listened to numerous tearful phone calls this afternoon. It was my job to tell them that we will work through this. Just because this deal didn't work doesn't mean that their aren't alternatives.

Really, I Am Not Being Rude - Please Respect My Need For Personal Safety!

I don't know why, but I still find it amazing when Potential Buyers get mad at me for not dropping everything at a moments notice and meeting them at a vacant house. Mind you, complete strangers!

By my nature, I am a friendly person, never met a stranger and can ALWAYS strike up a conversation. I love meeting new people and finding out what they are about, how they live their life, what they enjoy and what we have in common. My career also dictates that I have this pre-determined outgoing nature - I mean, really? How can one sell Real Estate if they don't like meeting new people.

What may be one of my greatest assets could one day be my demise if I didn't adhere to my own personal "Code of Safety" and listen to my common sense. There are simple rules that I self-administer and well, quite frankly, if a Buyer or Seller can not appreciate them and/or respect them then we simply weren't meant for each other.

I will NEVER respond to an email from a stranger and agree to meet them at a vacant home.
I will NEVER respond to a phone call from a stranger and agree to meet them at a vacant house.
I will NEVER host an Open House by myself.
I will NEVER work with any buyer until there has been rapport established and identity verified.
I will NEVER meet a COUPLE at a vacant home.

If you call me/email me and I don't know you then be prepared to meet in a public place, answer questions, and verify your identity. I am a wife, a mother, a daughter, an aunt, a friend to many and I love my life and security.

If a Buyer can not respect these wishes and rules of mine then perhaps they are better suited with another Realtor®. Keep in mind, though, I am not a bitch, I am just smart.

Recent cases of Unpleasant Realities*:

St. Louis, MO - A man posing as a home buyer waited until he got a 24 year old real estate agent in an unfinished aprt of the basement and then pulled out a handgun. He handcuffed her and sexually assaulted her, at one point putting a knife to her throat. Afterward, he robbed her and warned her not to scream for help before leaving her alone in the new home she thought he wanted to buy.
Liberty Township, OH - A man wearing a ski mask showed up at a model home. The on-site agent immediately asked the man to leave and closed the model home's door, but the agent later found the man standing inside the garage. The man grabbed her, but she fought him off and he fled the scene.
Cary, NC - A man registered in a neighborhood's model home, then asked to see homes in the community. Once the agent had taken the man to another home in the development, the man pulled out a knife and attacked the agent. She was bound and sexually assaulted.

The incident in Cary NC, for those of you that don't know, was literally 10 minutes away from me. While many may always have the feeling "that could never happen here" - THINK AGAIN!
I would be remiss if I didn't also mention an incident that happened to my West Coast Sister, Cristal Drake. She was robbed at an Open House in July 2009. I'll never forget how I felt when I read her post - she really is my kindred and I just can't imagine. You can read about her unfortunate event at her blog post...... Be On The Lookout for These Open House Thieves! North Orange County Agents PLEASE READY!

I don't care if you are a SEASONED AGENT or NEW TO THE BUSINESS - NO SALE IS WORTH YOUR PERSONAL SAFETY! End of story and there really is no discussion needed. There are many tips that I could give as both an agent and a Broker-In-Charge.....

ALWAYS have new clients meet you at your office or public place such as coffee shop, etc.
When at all possible - have another agent go with you when working with new clients.
If you get that icky feeling - ALWAYS go with your instincts!
Have a code word set up between you and your office so that when you are out and about showing you can call your office and they will instantly know that you need help.
ALWAYS leave an itinerary of where you are showing with either your BIC or another agent in the office.
Keep you cell phone on you at ALL times! Have 911 programmed into speed dial.
There are many "tools" that are available for protection now available nationwide through the various Association of Realtors® offices - explore them and find one that you are comfortable with.

And for all of you buyers reading this right now. Yes, you are what keeps me going in my career and without you I wouldn't be as successful as I am. However, there are quite a few "YOU'S" out there and if you can't respect my wishes then how can I possibly respect yours?

Dear FSBO - Who Can Tell Me About Your House?

So, today I had a listing appointment right down the street from where I have a current listing. I was prepared with my notes, paperwork and CMA (Comparative Market Analysis). When I get to the neighborhood today I notice that there is a brand new FSBO sign at one of the homes. Hhmmm...

I called the number on the sign....

Me: Yes, I am calling about the home that you have for sale. Can you give me a little information?

Them: Actually, no, you'll need to call another number. It's my mother and her number is 555-xxxx

Me: Thanks

So, I call the new number - the one NOT on the sign....

Me: Yes, I am calling about the home that you have for sale. Can you give me a little information?

Them: Oh, ha, ha - I accidentally gave you my cell phone number instead of my mother's cell phone. Her number is 555-xxxx

Now on the third call....

Me: Hi, I'm calling about the home that you have for sale - can you please give me some information on it?

Them: I'm sorry, you'll need to speak with my husband and he isn't here. You can reach him on his cell at 555-xxxx

Oh, for crying out loud.......

Me: Can you not give me any particulars about the house or at least what you are asking for it?

Them: I think we want $164,000 for it.....

Me: Thanks for your time.......

What if I were an actual person sitting in front of the home and was truly interested in the home? It would have taken, at minimum, 4 phone calls to get information about the home. If I were a real buyer I most likely would not have made that 4th call - actually, I probably wouldn't have even made the 2nd or 3rd call.

So, if you ARE going to try and sell your home yourself you have got to have the information about your home ready at a moments notice. You need to provide a correct and direct phone number on the yard sign so potential buyers are able to get information quickly.

The Stigma of "Crime Scene" Homes

What do you do with BIG crime scene properties such as those of Charlie Manson, Heaven's Gate, Jeffrey Dahmer,etc.? It is interesting some of the tactics used to "heal" that stigma.

In the case of the 112 Ocean Avenue, Amithyville NY - the actual address of the home has been changed as a result of the address becoming notorious. Randall Bell, a real estate economist, suggests that changing the address of a home that has been a scene of a horrific crime is a good idea however, you must be selective in your timing. Mr. Bell suggests that if you change the address too soon the media wil pick up on it and cause even more of a stir. The addresses that were the scene of the Nicole Brown/Ron Goldman murders, the LaBianca home that was the scene of Charlie Manson's massacre and the JonBenet Ramsey home which was the scene of her tragic murder have also been changed. Eventually, the LaBiana homes was torn down.
Other measures that have been taken are to completely tear the home down. The despicable crimes of John Wayne Gacy and Jeffrey Dahmer longered on in the homes in which they lived. Ultimately, the locations were demolished. While the memories of those horrific crimes with live on with the relatives, friends and, quite frankly, the entire world their physical locations have been banished from the face of the earth. Another point the article makes is that there are people that lobby to presreve these types of buildings. For instance, one lobbyist puts forth the arguement that the Texas Book Depository, which was the scene of the nation altering assasination of President Jon F. Kennedy, should never be torn down. Personally, while a terrible moment in history, I can not liken it to the acts of monsters such as John Wayne Gacy or Jeffrey Dahmer.

Another interesting avenue that is often the case with these stigmatized properties is that the fact is NOT hidden, the home is NOT torn down but repurposed. It would seem that businesses that are scenes of crime can actually overcome the stigma. The article does not suggest that the businesses profit but merely states that the businesses try and downplay the events that have happened. Take for instance the scene where Gianni Versace was gunned down. The location is a 1930's building was purchased in 2000 and turned into a member's only club and botique hotel. Sparks Steakhouse in Manhattan continues to operate even though it was the scene for a mob-hit in 1985.

It's The Little Things That Will Make or Break A Showing

This morning was full of previewing homes for some clients I have coming in next week. I am a firm believer in previewing homes BEFORE you actually take your clients through. Why don't more agents do that I wonder?
Anyhow, all of the homes were similar in size, price, private back yards and in close proximity to each other. All of the homes would fit my clients needs nicely.
What surprised me with each of the homes was that they had another similarity. They were all a "little" dirty. Now, let me explain a "little" dirty. It was obvious in each of the homes that they were family homes. Adults with children. From peeking in closets, pantries and bathrooms I can see that they left in haste in the morning but had all done their best to put things in their proper place. I am sure that as they walked out the door this morning they all had the same thought, "This looks clean."
I will give each of them that, yes, there were clothes put away, empty kitchen sinks, toys hidden away, etc. But what they MISSED in ALL OF THEM was this:

Toilets with lids up and they all could have used a cleaning
Dirty, sticky door knobs on the pantries (enough so that I had to wash my hands as I wasn't sure what I had touched)
VERY dirty doors throughout. Fronts and back of all interior doors had spills on them, fingerprints, handprints and just grim from every day life with children
Front doors with kick marks on the inside where you could imagine someone constantly using their foot to close the door
Filthy light switch plates (can't explain that one - just a HUGE pet peeve of mine!)
Dust bunnies in the cracks and crevices around the baseboards
Very dirty sliding glass doors/french doors leading to the outside decks and porches (little hands)
Personal toiletry items on countertops such as shampoos, bubble baths, shaving creams, razors, etc. Not the ones for decoration but the every day use ones.
Front porches with spider webs (from years of buildup - not a new Charlotte's Web, mind you)

There are a few more in my notes but you get the point. While the homes appeared clean with a cursory last glance before the sellers left for the morning - they were not.
Am I being picky? I think not. I can not stress enough to my sellers that when their home goes on the market it instantaneously becomes a product! It must compete with all of the other products on the market and be shown ONLY in it's best light.
I know that as we live our lives daily we sometimes have a blind eye when it comes to our homes and it's cleanliness. However, when a seller wishes to attract a buyer this is one of the most important areas to address.
So, if you are a seller please take heed. Step back for a moment and REALLY take a peek at your home through the eyes of a buyer! If you are another agent then please do your sellers justice and inform them of the importance of details. It's the little things that just might make the difference......

There are just a few simple pre-home search tips and tricks and I am happy to share them with you!

You Need A Team! Yes, a TEAM to help you purchase your new home. Who does your Team consist of?

YOUR AGENT! And by YOUR agent I mean a Buyer's Agent. A Buyer's Agent will be an incredible asset and advocate and most times can offer "inside scoop" information on many of the areas local developments, etc
Your Lender - You need to choose a financial lender that YOU are comfortable with. Each bank is different so it is important that you ask questions of several lenders before deciding which one is right for you.
Your Attorney* - Your agent will be able to recommend several attorneys for you and you should speak with several before making a decision on which one will represent you in this most important transaction. *North Carolina is a Closing Attorney state. Our closings are NOT handled by Escrow or Title Companies. While this post is addressed to everyone I can only speak from a North Carolina perspective - things may be different in your state.
Your Inspector - Your home inspector is a CRUCIAL member of your team! While Home Inspections are optional it is best to spend that few hundred dollars to catch any defects in a home that could cost thousands of dollars if gone un-noticed. Ask your agent to recommend a few home inspectors - it is SO worth it!

Price Range - This is where your Lender comes into play! A lender will be able to get an in-depth view of your financial picture and help you to discover what you can reasonably afford. It is imperative that you speak with a lender PRIOR to previewing homes so as NOT to spend valuable time going in the wrong direction.
Make a List of Wants and Needs - Sit down and make a list of Wants - those things that you think would be nice to have in your new home. You don't NEED them but you would LIKE them. Then make a list of your Needs - those are your absolute musts such as 3 bedrooms, 1st Floor Master, etc.
Research your Local Real Estate Market - Have your Buyer's agent provide you with local listings, market reports, local community information and more. This is the best way to get familiar with a particular area and narrow down your desired areas/

New FHA rules in a nutshell

Changes are effective for case numbers assigned on or after April 15th, 2010.
New upfront mortgage insurance premium (UFMIP) will be 2.25% for all purchase and refinance loans.
The premium for H4H and HECM is 2.0%. H4H = Hope for Homeowners HECM = Reverse mortgages
This change applies to all standard FHA Single Family Programs except the following: Title I, Section 247-Hawaiian Homelands, Section 248-Indian Reservations, Section 223e-Declining Neighborhoods or Section 238c-Military Impact areas in Georgia and New York.

Even if You LOVE Vegas - Don't Be A Gambler in the Wake Forest NC Real Estate Market

If you want to sell your home in Wake Forest NC AND you contract me as your Realtor® you can be sure that you will receive a thorough, in-depth and detailed CMA prior to suggesting your listing price. Now, what I don't understand from past sellers is their need to take all of the work that I have put into that CMA and decide to gamble in the Wake Forest NC Real Estate market.

When I suggest a listing price it is based on several criteria:

The CMA that I prepared for your home which takes into account the current listings in your neighborhood (your competition - fair market, foreclosures and short sales), the homes that are currently under contract (how long were THEY on the market, did they adjust their price, what was the Wake Forest NC Real Estate market like when they initially listed their home, etc.) and the homes that have sold in your neighborhood in the last 3 months. Notice I didn't say 6 months, 9 months or a year - that is just not relevant anymore.
Your motivation as the seller to get your home sold quickly. Are you downsizing, relocating, upsizing, or are you in financial crisis and must sell.
The condition of your home. Is it in pristine showing condition? (I'll reserve what I consider that for another post) Do you have curb appeal? What stands out about your home from the competition. And, no, just because YOU think your home is better than the competition doesn't mean that it is - you are EMOTIONALLY attached and viewing it through rose colored glasses shaded with sentimentality, warm-fuzzies and emotions.

When I suggest a list price it is because I have done the research, visited the competition, and evaluated your current situation. When a seller counters my list price suggestion with a higher price they are only gambling in the Wake Forest NC Real Estate market. I think they always think "what-if" - well, let me share with you some of the what if's if your home enters the market listed too high.....

you won't be taken seriously as a seller. Remember, buyers have BUYER'S AGENTS and they are educated as well. They'll know the competition and realize that you are priced too high.
Once you lower the price you take a huge gamble that your home has become stale. You become THAT house. And, if you think that you can take the house off the market and relist it you CAN'T. Did you know that it is unethical in Wake Forest NC for a Realtor® to do that? Besides, MLS now keeps track of cumulative Days on the Market (DOM). Again, buyers will have a BUYER'S AGENT - they will know!
When you do lower the list price you may have very well missed a selling window. Let's say you list in the Spring - the prime time to get homes fresh and sparkly and on the market. You price too high, wait a few months and then decide to lower the price. You have just missed one of the best selling times of the year!

So, whether you choose me as your Realtor® in Wake Forest NC or another - trust them! It's why we do what we do!

A Comparable Market Analysis Gives You The Edge in the Wake Forest NC Real Estate Market

First off, what is a Market Analysis?

A Market Analysis is a tool used to help guide you when deciding on a price to list your home. Your List Price. A Market Analysis will use similar homes in your neighborhood that are currently on the market, pending (have a contract on them but have yet to close) and recent Sales. In the past, recent Sales could go back 6-12 months to justify a price. Today? Not so. Lenders are now requiring (in most cases) Sold homes used in a Market Analysis to be no more than 90 days. What if there are no sales in your neighborhood in the past 90 days? Should that be the case, several other factors come into play.

A comparison of recent activity for List Price to Sales Price ratios must be looked at. What was the List Price of the home and what was the ultimate Sales Price of the home? Were there any concessions offered to the buyer such as Closing Costs, etc?

A more in-depth look at current homes on the market in your neighborhood will be looked at. DOM (Days on Market) will be analyzed. Have the homes been listed for less than 90 days? 180 days? Over a year? This is considered a "time on market" adjustment.

Years ago if there was a Foreclosure in your neighborhood mixed in with Fair Market sales you could somewhat discount that foreclosure in your equation. Unfortunately, today's market has many more foreclosures and, more than likely, they will need to be factored in when doing a Market Analysis. While that may be quite disheartening to you as a seller it is what is happening. You must keep in mind that if a buyer is faced with 5 homes for sale in a neighborhood and 3 of those 5 are foreclosures, chances are they are priced much lower than the Fair Market homes. That is your competition.

A Market Analysis has become a much more complex method in deriving a house value than in years past. If you are thinking of placing your home on the market in this soft environment it is in your best interest to hire a professional that will prepare a solid Market Analysis and continually update that Market Analysis while your home is on the market. Remember, if you receive an offer that is below your asking price and you have a professional, thoroughly prepared, and concise Market Analysis you will be in a better position to defend your asking price and more educated to negotiate.

How To Prevent Frozen Water Pipes

Water pipes are extremely vulnerable when the temperatures plummet as they have this last week in Wake Forest NC. The extended forecast shows even more colder than normal temps in the days ahead. Here are some great tips to help you prevent your water pipes from freezing AND what to do if the water pipes DO freeze!

Prevention:

Insulate pipes in unheated areas paying attention to pipes that run along the floors, ceiling and outside walls (don't forget the garage!)
Disconnect any garden hoses.
Be sure to seal any foundation cracks that you may have that would allow cold air into crawlspaces.
Open cabinet doors under the kitchen sink and bathroom vanities.
Let a small trickle of water flow from your faucets during the extreme cold.
Keep all exterior doors to unheated areas CLOSED! (utility rooms, garage, exterior yet attached storage rooms)
If you are going out of town be sure to have a neighbor check on your water pipes while away.
If you are going to be gone for an EXTENDED period of time or you have a vacant property you should have the water pipes drained.

After the Fact: (frozen but not burst)

SHUT THE WATER OFF!
Be sure to familiarize yourself with shutoff valves.
Never try to thaw a pipe with an open flame or torch.
Turn up the heat in the house to warm the surroundings (if an inside pipe)
Infrared lamps can help to heat up a pipe.
A hair dryer can be used to warm up the frozen area of the pipe.
Heat lamp or portable heaters.
Electric heat tape applied to frozen pipe.

Incredibly interesting article regarding a developer from the Raleigh NC area that has moved to a quaint, historic hamlet on the North Carolina coast. I am familiar with John Baldwin and his portfolio of estates in the Raleigh NC area – some of you are as well! Victoria Park in Rosemont in Wakefield Plantation? Surely that rings a bell for some of you….

While I am most definitely “for” economic stability in small towns and “keeping in local” I can’t condone changing the landscape of a location that has preserved a way of life and atmosphere for so many years. Businesses are vital for an area to retain the local workforce and keep money flowing into the local economy but at what cost?

Obviously, I have not attended any of these meetings and I am just on the outside looking in basing an initial opinion on an article. However, I do know some of the story from the Wakefield Plantation side of the equation…… just saying.

Please, take a moment and read the article – what are your thoughts? I know developers that specialize in preserving historic elements and I don’t think they would approve.

Do Foreclosures Count as Comps When Pricing My Home? YES!!

One thing that I always bring with me to a Listing Appointment is, of course, a CMA (Comparable Market Analysis) to show the potential sellers what is currently happening in their area. The list incorporates current ACTIVE listings, any PENDING listings in the neighborhood and recent SOLDS in the neighborhood.

These last few month have show a dramatic increase in the SOLDS column of foreclosed homes. I am always faced with disheartened sellers who feel that their home is "automatically" better since it is not a foreclosure - surely it should be worth more that "those" homes.

Well, please read my good friend JL Boney's post regarding foreclosures and the effect they have on your home. Like JL has said, you may not want to hear it but it is the T R U T H.

So you've decided to sell your house and you are well aware of the fact that homes for sale in your community have involved foreclosed properties. All those homes that sold in the past 6 months were bank owned and they weren't sold by an individual, but instead, they were sold by those evil banks that got us into this mess in the first place. Not only did the Cretans foreclose on the homes and kick out homeowners, but now they step in and undercut the prices of other sellers and steal their buyers. But we don't have to price our house the way the bank does, because ours is not a foreclosure, so we really don't have to worry about because ours is worth more.
Well welcome to the harsh reality of what I like to refer to as the truth. It's not always a fun thing, but you have to face it if you want to be successful in today's market. All those foreclosed properties in your community do affect your home. They do lower the market value in a lot of cases, because the banks do lower their prices to aggressively market their properties. As a result, the market value of comparable properties like yours does change.
I know that's not at all what you wanted to hear. In fact I didn't really want to say it, but it needed to be said. You can't ignore the facts.
The facts are unfortunately something that we all have to face and foreclosures and bank owned properties are a fact of life today. They are your competition and you do have to price your house for sale in accordance with the current market value for your community.
Another horrible fact to face is that pricing is one of the most important things to focus on when selling a house. Having a house that's in great condition is also extremely important, but if you find yourself overpriced by ten or twenty thousand dollars, you don't stand a chance of moving anytime soon. So while you may be able to get a little more for your house due to it's better condition, you may want to lose the theory that your house isn'tt affected by foreclosures. Unfortunately, we all are, and we just have to accept it and move on.
